Three things to weigh. The mix: 44% of the 570 units are three-bedroom and only 17% are four-bedroom, so if you need the large layout, your place in the queue matters more than your negotiating. The schools: Rulang Primary and Canadian International are both inside 1km, which is a real draw for young families and for the expat rental pool. Where I'm still cautious: pricing is not out yet, and Jurong Lake District is a long story rather than a quick one. The masterplan runs for decades, so the case here is strongest for own-stay families and long-hold buyers, and weakest for anyone hoping to flip inside the first few years. There are also shops on the first storey, which is convenient but comes with foot traffic; if you are noise-sensitive, the stack you pick will matter more than usual.
